Downsizing · El Dorado Hills and Folsom
You do not need to have it all worked out. Most of the people I sit down with are not in a rush and have not decided anything. They are trying to understand what their options look like before they commit to any of them. That is a good place to start, and it is where this page is written for.
Where it starts
You have lived in your home for years. Maybe decades. And lately something feels different.
The house feels bigger than you need it to be. The upkeep takes more out of you than it used to. You find yourself wondering, without really meaning to, what life would look like if it were simpler.
Not because anything is wrong. Because life has changed. That is usually where the next chapter begins, and almost nobody arrives at it with a plan already in hand.
What holds people up
Not because they are unsure about moving. Because they are unsure where to begin, and there is no obvious first step, so the whole thing stays a someday.
The first step is not selling your house. It is understanding what you would actually walk away with, what it would cost you to land somewhere else, and whether your property tax follows you. Once you know those three things the decision stops being frightening and starts being a decision.
You can do the first one right now. The net proceeds calculator on my selling page will show you the real number after commission, escrow, title and the county transfer tax, and it does not ask for your email to work.
The plan
This is the sequence I walk every client through. It is deliberately slow at the front, because the decisions that go wrong are almost always the ones made before anybody looked at the numbers. It is the short version of the Next Chapter Blueprint, which is written out in full with a guide you can take away.
The market here
Homes here are taking about twenty six days to sell and closing at roughly ninety nine percent of asking, while more than a third of listings take a price cut somewhere along the way. Those three numbers together say the same thing: the market will pay a fair price quickly and will punish an optimistic one slowly.
The figures are Redfin's, from July 2026. The El Dorado Hills page has the rest of them with the source and the date on every line. The other number most sellers forget is the Mello-Roos sitting on their own tax bill, and I will pull that for your parcel whenever you want it.
Where people go
Some people stay in El Dorado Hills and move to something single story, or into one of the four age-restricted communities here. Some go down the hill to Folsom to be nearer the grandchildren, or up into the foothills for the land and the quiet. Some leave the area entirely and want somebody to handle the selling end properly while they concentrate on the arriving end.
All three are ordinary and none of them is the wrong answer. What matters is deciding it deliberately rather than by default. The communities pages compare the four honestly, including what each one costs to live in once the taxes are in. If it is the stairs rather than the town, the single story and 55+ page is the one to read.
In my words
Plenty of the people I speak to are a year out, or two, and a good few of them never move at all and we stay friendly anyway. Nobody signs anything to have a conversation, and I do not chase people who tell me they are just thinking.
What I will do is tell you honestly what your house would do in this market, what the order of operations should be for your situation, and whether waiting six months would help you or cost you. That is a fifteen minute conversation and it is free.
If you would rather read before you call, the questions I actually get asked are written out with the answers I would give you in person. The one that decides it for most people is whether Proposition 19 lets you take your property tax with you, and for a lot of longtime owners here it does.
Fifteen minutes, no contract, and an honest answer about what I would do in your position. If the answer is wait, I will say wait.
Lets connect
No contract, no obligation, and no pressure to be further along than you are. Plenty of people write to me a year before they are ready, and that is genuinely the right time to write.
